1. The Nevada County GIS map shows actual parcel description to be offset to the south by 50-100 feet from where the trees are planted and the cleared area with view on the lower road seems to be mostly on the adjacent property. I don’t consider either of these things to be a big problem but I would like to know if you concur.

2. Excelsior Point Road and the “unnamed” road crossing the property from northeast to southwest appear to be the only access to Parcels 30, 31, 32 and possibly 16, although Parcel 16 is National Forest land. You mentioned the situation with one of these owners but is there any verbal understanding regarding the others?

3. You mentioned that you have a Prelim from an earlier time. I wonder if you can send me a copy or a document number if it happens to be recorded. That will help me finish due diligence faster.

4. As you can imagine, Comps are few and far between. I think you mentioned that someone nearby had sold one or two recently. I also saw a sign on Excelsior Point Road but failed to get the info. If you can send me any info you happen to have, that would be very helpful.
